What does We Buy Land & Sites consider?
We consider a broad range of land, sites, specialist property and businesses where the land or buildings form a substantial part of the value.
This includes development land, rural land, commercial sites, campsites, holiday parks, equestrian properties and property-backed businesses.
Do you consider property throughout the UK?
UK opportunities can be submitted for initial consideration. Suitability will depend on the location, property type, ownership, use and individual circumstances.
Who can make an enquiry?
Enquiries are welcome from owners, joint owners, authorised family members, companies, agents, surveyors, solicitors, accountants and other professional representatives.
What information should I provide first?
Start with:
- The property location or postcode.

- Its approximate size and current use.
- Your relationship to the property.
- A brief explanation of why you are considering a sale.
Do I need a complete sales pack?
No. Basic information is enough to begin. Plans, accounts, title documents, leases or planning records may be requested later where relevant.
Does making contact commit me to selling?
No. An initial enquiry allows the opportunity to be understood. It does not create a contract or require you to continue.
What land and property may be considered?
Do you consider development land without planning permission?
Yes. Land with no planning permission, previous applications, outline permission, full permission or longer-term development potential can be submitted.
Can I submit a small building plot?
Yes. Individual plots, garden land, infill opportunities and larger development sites can all be considered.
Do you consider agricultural land?
Yes. Fields, grazing land, woodland, smallholdings, farm buildings and mixed rural property may be suitable for discussion.
What commercial property do you consider?
This may include yards, depots, workshops, warehouses, industrial units, garages, storage sites and commercial redevelopment opportunities.
Do you consider campsites and holiday parks?
Yes. Campsites, touring parks, caravan parks, lodge parks, glamping sites and other leisure-accommodation properties can be submitted.
Can I submit an equestrian property?
Yes. Livery yards, riding centres, stables, paddocks, training facilities and private equestrian properties may be considered.
What is a property-backed business?
It is a business where the freehold, land, buildings or specialist premises form a meaningful part of the overall value or are essential to the operation.
Do you buy ordinary online or service businesses?
The focus is property-backed opportunities. A standalone online, consultancy or service business with little connection to valuable land or buildings is unlikely to be suitable.
What if the property is not straightforward?
What if planning permission has been refused?
A previous refusal does not automatically prevent an enquiry. Provide any information you have about the application, refusal and reasons given.
Can land with access problems be considered?
Potentially. Explain whether access is direct, shared, informal, restricted or subject to a dispute or right of way.
Can tenanted or occupied property be submitted?
Yes. Provide basic details about any tenant, licence, lease, agricultural occupation or other arrangement where known.
What if buildings are in poor condition?
Poor-condition, redundant or partly derelict buildings do not automatically prevent an assessment. Their condition should be explained honestly.
Can jointly owned or inherited land be discussed?
Yes. Joint ownership, probate and family situations may be discussed, but the legal owners and authority to proceed must eventually be established.
What if the property has already been marketed?
Previously marketed or withdrawn property can still be submitted. It is useful to explain how long it was marketed and why the sale did not complete.
What happens after you contact us?
What happens after I send the details?
The available information can be reviewed to establish whether the opportunity appears suitable for further discussion.
Additional questions may then be asked about ownership, planning, access, occupation, buildings or an operating business.
Does submitting details guarantee an offer?
No. Every opportunity must first be assessed. Submitting details does not guarantee an inspection, valuation, offer or purchase.
Do I need a valuation before contacting you?
No. Existing valuations may be useful but are not required for an initial enquiry.
Will somebody need to visit the property?
A visit may be appropriate if the opportunity progresses, but it is not always required at the initial stage.
How quickly can a sale complete?
Timescales depend on the property, legal position, funding, planning, surveys, searches and any business or tenancy matters. No completion period can be guaranteed before these are understood.
Can I stop the process?
Yes. An initial discussion does not oblige you to continue. Any later contractual rights and obligations would depend on documents formally entered into by the parties.
Will my enquiry remain confidential?
Initial discussions can be handled privately. Explain if employees, tenants, customers, family members or neighbouring owners are unaware of a possible sale.
Can my agent or solicitor deal with the enquiry?
Yes. Agents, surveyors, solicitors, accountants and other authorised advisers are welcome to make contact on behalf of an owner.
